What do we get for our €……… to €………?

Not in fact an apartment per se and definitely no leases, but much more, a …% of shares in Raffles Isle of Man ownership company, with the number of shares equal to the m2 of the apartment you select.

This in turn means by a side agreement that your selected apartment, as a right of your share ownership, is yours for eternity, or at least as long as Raffles lasts (100 years) and you or your heirs hold the shares.

As Raffles is conservatively worth €400 million on delivery, possibly more, and there are only about 17,000 shares, equal to the per m2 total of all apartments, then your shares are “worth” on average, for a 120m2 standard apartment, about €2.8 million at delivery.

You and your advisors will have to make your own judgment on your (owned) apartments value, on a ship that you own outright and that has a 100 year life. This versus a 50 year lease obtained at 2 to 3 times higher prices on only a 50 years ship that you do not own and for which you pay operating cost contributions, that are at least 100% higher than Raffles.
